CONSTRUCTION AND EXTERIOR FEATURES:

• Quality brick exteriors (with the exception of certain architectural details). Any soldier coursing, brick detailing and keystones are as per brochure.
• Where provided for in the plans, front porches are poured concrete. Porches may be provided with pre-cast steps of varying number, depending on specific grade conditions. Pillars, columns, metal railings and ornamental detailing, if applicable, are as selected by the Builder.
• Soffits, fascia, eaves troughs and downspouts are of pre-finished aluminum.
• Windows are thermopane vinyl casement on the front, vinyl sliders on the side and rear elevations, excluding basement windows as per plans. Venting windows are screened.
• Roof shingles are self-sealing high-grade asphalt, with a 20-year warranty.
• Exterior light fixtures at all exterior door areas as per plans.
• Sub floors glued, screwed and joints sanded.
• Garage with poured concrete floor and window(s), roll up sectional wood clad garage door(s) and gravel driveway.
• Rear garden sliding door or French doors as per plans.
• Foundation wrapped with drainage membrane in below-grade areas as required.
• 3/8" roof sheathing. 5/8" sub floors, screwed and sanded down.
• Two hose bibs, one in garage and one at rear of house.
• Two electrical weatherproof exterior outlets, one each at front and rear of house.
• Patio slab walkway from front porch to driveway, and patio slabs at rear garden door (if applicable) grade permitting, as per plan and elevation.
• The lot is to be left as undisturbed in its natural vegetation as possible. Those areas that are disturbed for any type of construction (except for house, driveway and slabs) will be graded and seeded.

INTERIOR FEATURES:

• Natural oak finish pickets and handrails on staircase of finished area where applicable.
• 35 oz. broadloom (one colour choice from Builder’s samples) with half-inch underpad in all finished areas except for those floors referred to elsewhere.
• 10” or 12" ceramic tile at front entry, in kitchen/breakfast areas, bathrooms, powder rooms, and main floor hallways and main floor laundry areas (if applicable) as per plans from Builder’s samples.
• Colonial 800 series raised panel interior doors with brass interior hardware.
• 2" Colonial casings on all windows, doors and archways in finished areas.
• 3" Colonial baseboards throughout finished areas as per plans.
• Roughed-in central air conditioning.
• Two coats of paint (including a prime coat). One colour choice throughout from Builder’s samples.

KITCHEN FEATURES:

• Furniture finish cabinetry, from Builder's standard samples.
• Post-formed laminate countertops, from Builder's standard samples
• Roughed-in dishwasher including electrical and plumbing.
• Kitchen design features may include island counters and other details if so designated on plans.
• Ceramic flooring in kitchen and breakfast areas.
• Double stainless steel sink with lever faucet.
• Exhaust hood and fan over range area vented to exterior.

BATHROOM FEATURES:

• Furniture finish vanities, from Builder's standard samples.
• Post-formed laminate countertops, from Builder's standard samples
• Ceramic tile in bathtub enclosures, full height on shower walls and one tile height around en-suite tub deck (if applicable).
• Quality white bathroom fixtures from Builder's standard samples.
• Ceramic towel bar, toilet paper holder & soap dish in bathrooms and powder rooms (if applicable)
• Strip lighting and full width wall mirror over vanity in bathrooms and powder rooms.
• Privacy locks on bathroom door(s) and powder rooms (if applicable)
• Single lever faucets with pop-up drains in bathrooms and powder rooms.
• Exhaust fan vented to exterior in bathrooms and powder rooms.

ENERGY EFFICIENT FEATURES:

• High efficiency, forced air gas furnace.
• Gas-fired hot water heater on a rental basis.
• Metal insulated front entry door with brass hardware.
• Exterior 2' x 6' walls with R-20 insulation. R32 insulation in roof. Exterior basement walls insulated according to Ontario Building Code. Garage and cold cellar (if applicable) insulation is excluded.
• Weather stripping on exterior doors. Windows installed with vapour barrier and sealed with high quality exterior caulking.
• Insulated, weather-sealed and air-sealed attic access door.
• Water-saver showerheads and low volume flush toilets.
• Low flow aerators on faucets.

ELECTRICAL:

• 100 AMP service with circuit breaker panel located in the basement.
• Ceiling outlets with fixtures of Builder's choice, in main hall/foyer, kitchen and breakfast area, hallways, laundry room and walk-in closets where shown on plans.
• Capped ceiling outlets in dining room and bedrooms.
• Switched outlet in living room and family room on main floor and master bedroom as per plans.
• Pre-wired for telephone in kitchen and master bedroom.
• Pre-wired for television in living room or family room on main floor and master bedroom as per plans.
• Door chimes at front entrance.
• Electrical outlets in garage, as per Ontario Building Code
• White electrical switches and plugs throughout.
• Smoke and carbon monoxide detectors as per Ontario Building Code.
• Bathroom and powder room receptacles on Ground Fault Interrupters.
• Copper wiring throughout.
• Roughed-in central vacuum.

BASEMENTS

• Concrete floors
• Enclosed cantinas or cold storage rooms unfinished as per plans
• Sump pump and container if required by Site Engineer due to grading conditions.
ONTARIO NEW HOME WARRANTY PROGRAM COVERAGE
• Lake Scugog Meadows Homes, built by B.G. Schickedanz Homes Inc. are warranted under the Ontario New Home Owners Warranty Program. Enrolment in the program is paid by the Purchaser as an adjustment on closing.

BUILDER'S WARRANTS: E. &O.E

• All illustrations, renderings, site and floor plans are artist's concepts. Specifications, dimensions and architectural detailing are approximate and subject to modification without notice. Roof lines, adjoining models, window and door placement may vary with styles for given models or lot conditions. Balustrades are optional. Purchaser agrees to accept changes applicable to site conditions. Homes may be reversed. Steps may vary at any exterior entrance due to grading variance. Doors (if shown on a plan) to garages from the house or porch may be eliminated due to grade conditions.
• Variation in uniformity and colour and from Builder's samples may occur in any finished materials due to normal production processes. Wood is subject to natural variations in colour and grain. Brick and ceramic tiles are subject to pattern, shade and colour variations.
• Interior colour and material selections requested by the Builder of the purchaser, will be done within 15 days from that request and, once selected shall be binding on the purchaser. If the purchaser has not made or approved such selections within this time, the vendor may exercise all the purchaser’s rights to such selections and all selections by the vendor shall be binding on the purchaser.
• Any extras ordered must be selected and paid in full at the time of colour selection. If the vendor is unable to install such extras, the corresponding amount shall be returned to the purchaser, without interest as an adjustment on closing or upon verification.
• The Builder shall have the right to substitute other materials, colours and items for those materials and items offered by the vendor, provided that such substitutes are of equal or better quality, than those originally offered.
• All materials are to be chosen from Builder's samples and installed in accordance with Builder's specifications and plans. Purchaser may choose materials, provided they are not already ordered or installed.
• Purchaser acknowledges that there shall be no reduction in the purchase price or credit for any standard feature listed herein which is omitted at the purchaser's request and that standard features listed herein may be deleted where the purchaser has ordered options or upgrades.
• Purchaser acknowledges that basement areas are unfinished except where indicated otherwise.
• Upgraded items or features displayed in the Model Home may be ordered at an extra cost.
• Ceiling height if specified excludes boxed-in areas.
• Purchaser(s) acknowledge(s) that for homes with an all-brick exterior, the dimensions and area of the interior rooms as stated in any marketing materials, brochures or website content may be reduced.
